Arrivals & Departures:

Check-in Time is 12:00 PM to 5:00PM. Payment is due when booking your reservation. Visa, Master Card & American Express are accepted.

Check-out Time is 12:00 noon. Customers checking out after 12:00 noon will be charged for the next day.

Parking and Vehicles:

PARKING IN VACANT RV SITES IS STRICTLY PROHIBITED!

Utilizing any other RV site without prior management approval will be subject to charge equal to the rate that is assigned to that site.

DO NOT PARK ON THE GRASS!!

Do not allow any vehicles to protrude from RV site into the flow of traffic.

Two (2) vehicle limit on each site plus your RV.

No type of mechanical repair, whether to vehicle or RV is allowed. All other RV repairs require prior authorization by management.

Do not allow any type of motor oil/fluid to leak onto the RV pad. A Cleaning fee of $150.00 will be added.

The manager must approve any type of steps to your RV that are not factory installed.

Power washing of RV’s is restricted to authorized service companies. Individuals may use bucket method only. No heavy chemicals.

Do not cut through sites to get to your site.

The speed limit in the park is at walking pace.

Limit of one satellite dish per rig. Dish cannot be placed on grass.

Rig and /or Site Appearance:

We reserve the right to refuse service to any rig based upon its appearance and/or condition.

No large upright storage containers, tires, 55-gallon drums, exercise equipment, generators, refrigerators, excessive plants and other storage containers are allowed on your site or under your rig. Trashcans placed at individual sites are strictly prohibited.

Keep all cords, cables and hoses coiled and bundled. Properly size your electric line for your unit.

No light duty extension cords allowed.

Pressure regulators are recommended for your water connection.

It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping.

All monthly guests are responsible for placing their sewer hose inside a PVC pipe or other factory drain support hose system. WE WILL NOT BE HELD RESPONSIBLE FOR YOUR HOSE IF THE MAINTENANCE CREW DAMAGES IT WITH THE WEED EATER.

Normal outdoor items such as chairs, grills, bikes are permitted outside of your unit, but storage of other items is prohibited. Also, outdoor items should be kept to a minimum and should be neat and orderly.

Pets:

All pets to be on a leash in owner's hand at all times while walking in the park.

No DANGEROUS breeds allowed in the park.

Monthly Maintenance:

On the first Thursday of each month, guest are requested to either disconnect or elevate utility items to allow lawn maintenance crews to properly mow, edge, and weed eat sites. This will serve to create a more manicured appearance of everyone’s site. Those guests not adhering to this rule will automatically assume the responsibility of ensuring that their site is maintained in a fashion consistent with those cared for by the lawn crews on the same date stated herein. Holiday decorations must be removed within two (2) weeks of holiday.
Guests are responsible for the actions of their visitors.

General Rules:

Quiet hours are from 10:00 pm to 7:00 am. We ask that you please respect your neighbors.

Do not hang towels, bathing suits, clothes line and/ or clothes outside your RV.

Please do not post any type of “For Sale” signs in yard/RV/vehicles.

KEEP GRASS FREE OF ANY AND ALL ITEMS. NO EXCEPTION!

Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. Children under the age of 10 must be accompanied by an adult at all times.

Adults are responsible for their children’s bicycles while in the park.

The resort will not be responsible for theft or injury occurring during your stay.

All monthly guests are responsible for fire ant control at their site.

We reserve the right to refuse service to anyone.

By law, Tiki Tom’s RV Park is a service-oriented business and therefore we do not have a tenant/landlord relationship with any daily/weekly/monthly guests.

NO REFUNDS if you shorten your stay.

We do not guarantee the same site, if you choose to extend. Check with the manager for possible extension.

Monthly guest payments are due on the 1st day of each month. If payment is not received by the close of the 4th day, there will be a $10.00 per day late fee.

Maximum guest per site is 6.

There are areas provided for your pet’s enjoyment. It is mandatory that all pet droppings be picked up immediately. Failure to do so will result in immediate termination of parking rights. Lot clean up charge due to pets is $20.

Dogs must be kept on a leash at all times and MUST NOT be left outside unattended.

While on the property, please put all cigarette butts in the proper container.

The owner and/or management or office personnel of the park is in no way liable for any damage to the personal possessions of tenant or their guests.

Only registered guests are allowed to fish on our property and use our piers.

Children under 10 years of age need to be accompanied by an adult while on the piers for safety reasons.

No swimming allowed. No jumping off of piers.

AFTER HOURS EMERGENCY NUMBERS

Dial 911 for emergencies requiring fire, police, ambulance or any other emergency response needed.

For non-emergencies, the office may be called at (409) 935-5599.

Tiki Toms Rv Park is a close knit community and as such the community has a Zero Tolerance policy.
If the Law enforcement are called for any other reason than for a medical/fire emergency then you will be asked to leave at that time. Please note there will be no refund or pro rating of your site cost.

Please remember that alcohol should only be consumed within your Rv site, other areas of the park are alcohol free.
